To notify a lessee of modifications to a lease, the lessor must send a written notice of modification of the lease, containing the required information, within the prescribed time period. The Régie du logement strongly recommends using the model Notice of Rent Increase and Modification of Another Condition of the Lease form, as it meets the statutory requirements. Once the parties have agreed to the modifications to the lease, the lessor must send the lessee a written notice confirming the modifications, before the lease is renewed. The Régie strongly recommends using the model Writing Evidencing the Modifications to the Lease for the Renewal form, as it meets the statutory requirements. The notice must be sent to the lessee:
For example, for a lease for 12 months or more that ends on June 30, the lessor must send the notice to the lessor between January 1 and March 31. The postmark attests to compliance with the deadline. Note In the case of a lease for a room, the notice must be sent to the lessee between 10 and 20 days before the end of the lease if the lease is for a fixed term or before the desired termination of the lease if the lease is for an indeterminate term.

If the rent is the subject of an application for the fixing of rent and the amount is not yet known, the lessor may indicate the percentage by which he or she intends to increase the new rent once it has been fixed by the Régie.
