Separation and divorce are not valid grounds for terminating a lease. However, you can assign your lease or sublet your dwelling. Be sure to inform your landlord. Depending on the circumstances, you may still be responsible for your obligations under the lease until it expires.
You can also take over the lease under your own name. To do so, you must have been married or in a civil union for at least six months. If not, you must reach an agreement with your landlord.
